Dirt Is the Enemy. And Entry Mats Are Your First Defense

Studies show that a good set of entry mats can stop up to 80% of the dirt and moisture that would otherwise get tracked onto your floors. That’s massive. Think about how much foot traffic comes through your front door on a busy Tuesday, all of that brings in grit from the parking lot, moisture from rain, and debris that acts like sandpaper underfoot every single step.

Quality entry mats, both inside and outside your main entrances, are one of the cheapest investments you can make to extend the life of your floors. Pair that with regular mat cleaning so they’re actually doing their job, and you’ve already won half the battle before a mop ever touches the floor.

The Maintenance Schedule That Actually Works

There’s no one-size-fits-all answer here, but there’s a framework that works for most commercial spaces. Here’s what a solid floor care routine looks like:

Daily

  • Dry sweep or dust mop all hard floor surfaces, this picks up the abrasive grit before it gets ground in
  • Spot mop any spills immediately, the longer a spill sits, the harder it is to remove, and some liquids can permanently stain or damage floor finish
  • Check entry mats and shake or vacuum them out

Weekly

  • Wet mop with a pH-neutral cleaner appropriate for your floor type, harsh chemicals strip finish faster and shorten the life of the floor
  • Buff high-traffic corridors and lobbies to maintain shine and close micro-scratches in the finish
  • Inspect for problem areas, scuff buildup, dull patches, yellowing near walls

Monthly

  • Auto-scrub main walkways and high-traffic zones
  • Apply a fresh coat of floor finish to areas showing wear (this is called a “top coat” or “recoat”, not a full strip)
  • Deep clean under furniture, along wall edges, and in corners where buildup hides

Scrub & Recoat vs. Full Strip and Wax. Know the Difference

This is where a lot of businesses waste money, either stripping when they didn’t need to, or waiting too long until the floor is so far gone that a strip is the only option. Here’s the difference:

Scrub and recoat removes the top layer of dirty or worn finish and adds fresh coats on top. It’s faster, less disruptive, and less expensive than a full strip. If your floors are dull and scratched but the finish isn’t yellowed or built up unevenly, a scrub and recoat is usually all you need.

Full strip and wax removes every layer of finish down to the bare floor, then starts fresh. You need this when there’s wax buildup creating a yellow or dingy look that buffing can’t fix, when the finish has been applied unevenly over time, or when the floor has heavy scuffing and scratching all the way down.

For most commercial spaces in our area, a full strip and wax every 6 to 12 months is about right, but the intervals depend a lot on your traffic volume. A busy restaurant kitchen or medical office lobby might need it every 3 to 4 months. A quieter back-office area might stretch to 12 to 18 months without issues.

Warning Signs Your Floors Are Telling You Something

Don’t wait until things look terrible. Catch these early and you’ll save yourself a more expensive fix:

  • Yellowing near the walls or edges, this is old wax buildup. Mops miss the edges and finish layers stack up over time.
  • Dull patches in the middle of traffic lanes, the protective finish is worn through and the floor itself is taking the abuse now.
  • Scuff marks that won’t buff out, the damage is below the finish layer. Time for a strip.
  • Sticky or tacky feel after mopping, usually a sign of wrong cleaning products or residue buildup.
  • Uneven sheen across the floor, patchy recoats over time without a proper strip creates this. A full strip evens everything out.

The Right Products Matter More Than You Think

We see this all the time, someone’s been using a floor cleaner that’s slightly too acidic or alkaline for their floor type, and it’s been slowly degrading the finish for months. Always use a pH-neutral cleaner for day-to-day mopping. Save the heavy-duty stuff for when you actually need it, not as your regular mop solution.

And when it comes to floor finish (wax), not all products are equal. Commercial-grade finishes used by professional janitorial companies are significantly more durable than what you’d pick up at a hardware store. The extra durability means longer intervals between strip-and-wax cycles, which saves money in the long run.
